Building a Granny Flat
Building a Granny Flat, also known as a ‘Secondary Dwelling’, offers several benefits - they provide a self contained living space for others in your family; they can be used as a rental for that extra income; or for yourself as a private retreat or studio.
A Secondary Dwelling can be a more affordable alternative for first home buyers, who have access to land. They are then able to offset the build cost with the First Home Owners Grant.
A Granny Flat can also be a more affordable option than building an investment property as they generally offer higher % yields. Due to their smaller scale, Granny Flats are quicker and cheaper to build, and this has been helped along with the relaxed SEPP regulations. Plus your council may even waive other fee’s typically associated with duel occupancy type developments. All helpful in todays housing market.
Some Assessment Criteria
Allowable land zones for building Secondary Dwellings are R1 to R5
Your block of land must be 450m2 or greater
Your block street frontage must be 12m or greater
Your proposal can be assessed via complying development (fast track) if it meets certain criteria, for example;
It is within 200m of the road
It is in the lower bushfire BAL zones (if in bushfire area)
It is not in a flood zone
